I have a friend who owns a big construction company. They build commercial buildings for retail and IT. They usually sell half of the space, and lease the rest. They are currently building a commercial property for office space, and 90% of the construction has already been completed. 60% of the space has already been sold to a company, and 20% has been leased to another company. The remaining 20% is sitting vacant, so I'm planning to buy 5% and lease it out so that I can make passive rental income.
I have already talked to my friend, and he was more than happy to sell me the space even though he actually wanted to keep it for lease. He even offered to help me find a tenant.
So, he is quoting $1M for 10000sf which works up to $100/sf.
The rental income would fetch me $10000/mo which works up to $1/sf.
That being said, I bring home a little over $250K after taxes, while my wife makes $150K after taxes. We don't have any debt at the moment. Our house is paid off, so are the credit cards. We have ample savings and good investments in the stock market.
Wife and I can put $200K down, and finance the rest which can be paid by the rental income that the commercial property will generate, so that way we don't have to pay the mortgage from our own pocket.
The problem is, I've never owned a commercial property before, so I have no idea how everything works. The only reason I want to buy one is because of the attractive monthly rental income. We can live off the income during our retirement which makes it even more attractive.
So, is it worth the hassle?
Can we actually afford it?

So I’ve invested $50 into Crypto, so I’m not ballin like that.
Here’s my situation though.
So, I put $50 into a coin, and there was a $2 fee or something like that, making it so I only have $48 of that coin. Understandable, not a big deal.
BUT
If I want to trade that coin for something else, like USDC or USD for example, that’s gonna be another $2 !!!
So let’s say I got out at the same price I went in with. I am now down $4….
THATS ALMOST A 10% LOSS
So does this mean that when I invest in a Cryptocurrency, I have to get about a 10% gain in order to break even??? And on top of that, if I want to switch to a different coin, I gotta make about 10% gain on that as well??
I haven’t tried it yet, but I assume for me to transfer it to my bank it’s gonna cost another $2! That makes it a total of 12% LOSS EVEN IF I BREAK EVEN WITH THE COIN!
This doesn’t seem right, and maybe someone has some advice for me. I’m also unsure if me doing it with $100 will increase the fee even more.
I guess what I’m try to ask is:
Am I doing this right? Doesn’t this seem crazy? Are there ways around it??
I use Coinbase btw
Having to make a 12% profit just to break even seems outlandish to me, please help a noob out haha

2021.12.01 06:12 nep2099 Townhouse under a plan - Developers asking for more money to cover COVID related costs

We've made a 10% deposit to buy a townhouse end of last year, which was planned to end construction around this time of year. Due to lockdowns and all, construction was delayed for months and developers have ultimately come back to us asking for more money (around 14% of the original purchase price) to cover the increased costs of building materials and to push the settlement date for another 6 months. They are also staggering the price increase over the next couple months so basically we're forced to make the decision quickly. We do have the option to say no and claim back the deposit when CCC isn't granted by the date stated in the contract.
I'm a bit torn deciding on what our action should be. We're not stressing too much about the increase in loan amount as we were pre-approved at a much higher price, but the concern is more around the possibility of further increase and delay because of more COVID related issues. (Also the uncertainty around whether developers could actually go bust)
Increased price is still comparably lower than what is on the market nowadays (early build premium I guess) but this "unprecedented times" has me thinking: what if house prices drop next year? would it be better to let go of it now and come back into the market when that happens?
Is there a better way to assess this situation for making the right choice? or is it completely a gamble at this point given how COVID has screwed up everything to do with building supplies? I'm a little anxious because the decision needs to come soon.
